Basement Access Restriction – Fire Shutter Installation

A recent Fire Safety Engineering Report identified a non-compliance affecting safe evacuation through the visitor parking area. The current basement gates at the top of the ramp have open balusters, which allow smoke to pass through in a basement fire. This could compromise the designated egress route.

To address this, we will install a new roller door midway down the entry/exit ramp, in front of the existing gate. The roller door will automatically close only in the event of a basement fire, to prevent smoke entering the visitor parking area. The existing gate will remain in place and continue to operate as normal.

Works Details Date: Tuesday, 29 September 2026 Time: 9:00 am – 5:00 pm

During this period, the affected basement vehicle and pedestrian accessway will be closed for safety reasons.

Important:

• No vehicles or pedestrians will be permitted through the accessway between 9:00 am and 5:00 pm.

• Residents who normally use this entry for parking or access must make alternative arrangements.

• Please use alternative pedestrian routes where applicable.

• The accessway will reopen once the works are safely completed.
